Buying a home...         
        Purchasing a home can be a very pleasurable rewarding experience as long
            as you take care of some preliminary items.  The first thing for all buyers is to
 

            be pre-approved  for a mortgage unless you plan on paying cash for your home. 
            Having a pre-approval letter in hand is very important!  If you are planning to pay
            cash you should have a bank letter stating that you have ample funds to purchase.


       
These days sellers are reluctant to allow their homes to be shown to people that
            haven't been pre-approved.  The seller wants to be sure the prospective buyer is
            serious and can afford the home. 
 

       
First Time Home Buyers Credit...

        
The Housing and Economic Recovery Act of 2008 authorizes a $7,500 tax
           credit for qualified first-time home buyers purchasing homes on or after
           April 9, 2008 and before July 1, 2009.

     Disclosures...
        The State of New Hampshire Real Estate Commission has created a disclosure
            for all consumers to sign upon initial contact with a real estate professional. 
            The disclosure explains in detail the agency relationships in real estate brokerage. 
 
            You will find that there will be several disclosures you will need to sign as you go
            through the process of looking for and buying a home.  All of these disclosures
            have been put in place in order to protect you the consumer.  The process has
            proven to be very worthwhile in providing you with knowledge that you may not
            have know of in the past.

  
   Buyers Agent...
        Hire a Buyer Agent... hopefully that would be me!  I would be working on your behalf,
            advising you all the way through the transaction from start to finish and beyond.  I will
            be able to make you aware of things the listing agent will not.

           The seller's real estate agent or listing agent has a legal fiduciary responsibility to the
             seller and his responsibility is to try and bring the seller the best offer possible.

            estate business on the seacoast for 28 years and have excellent knowledge of the area
